PENDE COUNTRY PARK PLAN
Development Plan: Phase One  (out of Four plans, Two interlinked)

Pende is envisaged to be a low density holiday development plan based on Country Park principles. Pende itself would be developed to make the best use of its natural wildlife features, with the winter sport facilities being important for all through the year use. The business park area will concentrate on products and services dedicated to the environmental improvement industry: garden centres etc. that would be compatible with the conservation area.

ALTERNATIVE ALBION STADIUM PLAN at PENDE
(Falmer has now been chosed as the venue for the Football Stadium and building has commenced)

The first thing that strikes you is the unique stunning stadium is its picturesque surroundings, whether you arrive by train (the railway station links directly to the entrances), car, or by private aeroplane. The small airfield is within walking distance.  Parking is easy and convenient (5000 parking spaces) with an easy uninterrupted route to the major trunk road network (A27) and the railway station is adjacent to the magnificent stadium. Spectators arriving by ferry will usually have to take the direct train from Newhaven, (or by direct train from Portsmouth) although berthing is available for smaller vessels in the nearby harbour. Spectators arriving by charter plane or commercial flights are advised to board the direct train from Gatwick Airport. Because the train links are excellent, this is the recommended travel method for long distance spectators but there are coach parking facilities. There is a special cycle route to the stadium connected to the Sustrans cycle network.

Because of the large crowds it is advisable to arrive early to soak up the atmosphere. Pay at the entrance is available but it is cheaper to pay in advance. Restaurants and cafe's are superior to motorway service stations. Allow time to visit the specialist shops. Cheapskates can park in the factory car parks to save some dosh but it means a longer walk along the linear park and by ornamental lake and conservation area.

There is a choice of stands. The home Kop is behind one of the goals and the executive stands at the side with the saloon bar in relaxed surroundings at premium costs. Opposite is the stands for the chicken run supporters with a public bar selling a selection of beers and ciders. And there is a separate family enclosure. Visiting supporters are confined to a separate end but there is a premium section at the side of the ground (if they behave themselves).

Conferencing facilities and executive boxes are planned when the hotel is completed. Sports and leisure facilities are available during the week but not on match days.

During the summer, concerts are held every week. Extensive camping facilities are available within walking and cycling distance.

Police surveillance for crowd control on the approaches is by police helicopter from the adjacent airfield, and by policeman on horseback from the adjacent horse paddocks.

The are even facilities for invalids and older supporters arriving by electric buggy. They can zoom in and park their buggy underneath the stand with the escalator.

The view of the perfect pitch is unimpeded although sufficient space has been allowed for the construction of a dry moat if the European match regulations demand the extra security.

Future developments: one stand at the side has provisions for expansion from 28,000 to a capacity of 37,000 (36,748) or even more, if necessary.

Solar panels are incorporated into the stadium design.

The Sports Medical Centre and Education Facilities have not been included on the plan.

Do not confuse the smaller Sussex Cricket Stadium and the Athletics Complex  on the same site with the Stadium proper.

The Albion Recording Studios, Local Television Station, Oceanarium,  and Olympic Swimming Pool are optional extras.

This the abridged plan. The advanced plan calls for the Cricket Stadium to be located at the alternative location and this to be combined with or in addition to an international Olympic standard Athletics Arena (London-by-Sea). This is reckoned to be too far fetched, but it would involve turning Shoreham Cement Works into an Olympic village with a bus only road-road with bridge over the Adur between the two.  The Film Studios at the old Cement Works site would be an optional extra.
